Fire Dampers

Fire dampers are essential for building safety, preventing the spread of fire and smoke through ductwork or ventilation systems. As a result, you must have your fire dampers regularly inspected and maintained to meet compliance and ensure they work properly

Specialists Fire Damper Inspections, Reports & Schedules

Fire dampers are essential components of fire safety and protection measures, serving as barriers between fire-resistance-rated walls and floors to prevent the spread of fire and smoke through ductwork or ventilation systems.

To optimise their efficiency, regular inspection and maintenance are vital. With decades of experience, you can trust our team of highly qualified technicians to ensure your fire dampers are correctly installed and maintained in optimal condition.

What are the various types of fire damper?

When considering the right type of fire damper for your specific environment, there is a wide range of options available, such as Static and Dynamic Fire Dampers, Curtain Fire Dampers, Single-blade or Multi-blade Fire Dampers, Combined Fire and Smoke Dampers, and Smoke Only Dampers, coming in a range of fire performance ratings. The selection of the damper depends on what is required to satisfy the integrity or fire resistance of the fire compartment in which it is contained, and the overall fire strategy of the building, so it’s crucial to ensure that the duct and damper design, procurement, installation, and inspection meet expected requirements in the event of a fire.

Fire Damper Inspection

All buildings with fire dampers should maintain a comprehensive inventory detailing the type and location of each damper, along with documentation of their regular inspections and maintenance.

Prior to occupancy, it is a requirement that all dampers installed in a building undergo testing and be inspected under normal operating conditions within one year of installation and then annually. We would recommend that fire dampers located in a dust laden environment be tested more frequently based on the level of pollution.

Who should carry out the inspections?

Qualified technicians should only conduct Inspections to ensure that fire dampers are functioning correctly and comply with local codes and regulations. This proactive approach maximises the dampers’ effectiveness in containing fires and prevents malfunctions, ultimately enhancing overall fire safety and protection for building occupants and property.

We provide a range of certified inspection services to cater for every client requirement:

Type 1: Compliance Inspections of New Fire Dampers

A prescriptive inspection, including invasive elements, that typically take place soon after the dampers are installed, or during the installation process. Comparing what has been or is being installed with their specification details and the manufacturer’s sponsored UKAS or equivalent evidence of performance to confirm compliance.

Type 2: Compliance Inspection of Existing Fire Dampers

A robust but potentially pragmatic and flexible inspection, which could be purely visual or may contain invasive elements, is typically carried out on existing fire dampers in occupied buildings where there is often no evidence of performance and where no, or little, information exists. This type of inspection is to comply with the Regulatory Reform (Fire Safety) Order 2005 (FSO). Assessing if they are suitable and sufficient in terms of meeting and maintaining the requirements of both the building’s fire risk assessment and its fire evacuation strategy.

Type 3: Ongoing, Functional Fire Damper Inspections

These inspections are undertaken on fire dampers that have already been Type 1 or Type 2 inspected, where they are known to meet / have met the standard of fire compliance required and where an audit trail exists. This type of inspection is intended to ensure that suitable compliant fire dampers are maintained to a recognised, functional standard, to comply with the FSO, under Articles 17 and 38.
