We recommend and provide 3 Types of fire door inspection catered to meet what may be required:

Compliance Inspections of NEW Installations:
Type 1: A prescriptive one, including invasive aspects, that would typically take place during installation or soon after the doors have been installed to see if they are as specified and intended to meet Building Regulation and other required standards. This would normally methodically compare what has been installed with the specification details and the manufacturer’s sponsored UKAS or equivalent evidence of performance to confirm compliance or raise any issues.

Compliance Inspections of EXISTING Installations:
Type 2: A robust but potentially pragmatic and flexible one, which could be purely visual or may contain invasive aspects, carried out on existing fire doors in occupied buildings where there is often no evidence of performance and where no, or little, information exists. This type of inspection is to comply with the Regulatory Reform (Fire Safety) Order 2005 (hereafter referred to as the FSO); assessing if the condition of each fire door is suitable and sufficient in terms of meeting and maintaining the requirements of both the building’s fire risk assessment and its fire evacuation strategy to protect relevant people and ensure safe evacuation or protection in the event of a fire.

ONGOING Inspections:
Type 3: Undertaken on fire doors that have already been Type 1 or Type 2 inspected, where the doors are known to meet / have met the standard of fire compliance required and where an audit trail exists. This type of inspection, often referred to as a ‘PPM check’, is intended to ensure that suitably compliant fire doors are maintained to a recognised, functional standard, to comply with the Fire Safety (England) Regulations and FSO, under Articles 17 and 38, which require that fire doors are systematically managed and maintained in an efficient and effective way to minimise life safety risk.

Determining the appropriate level of fire door inspection to meet legal requirements can be complex, depending on factors such as building size, type, and occupancy.

  • New or upgraded doorsets, a thorough inspection is crucial to ensure they match the fire testing standards or the intended level of remediation. Comparing test evidence and manufacturer’s installation details with the actual installation is key in assessing fire performance.
  • Fire doors in occupied buildings require regular inspections to ensure proper management and maintenance. Expert guidance may be needed to determine the frequency and depth of inspection, as well as who should conduct them, based on factors like door usage and importance for fire containment.
  • Fire exit doors, while typically low in usage, play a critical role in safe building evacuation. Regular inspection, ideally every 6 months, is essential, despite potential complications with alarm system integration requiring special arrangements for inspection.

Routine inspection and maintenance
BS9999 2017 offers detailed guidance for routine inspection and maintenance. However, doors inspected to this standard must have been installed correctly and adequately maintained in the past for the basic checks outlined in this standard to suffice.

Uncertified fire doors
Given the lack of certification and documentation for most existing fire doors, inspections often rely solely on the door itself. With limited client input and a need for practicality, expert evaluation is often necessary to determine the suitability of these doors.

The scope and detail of fire door inspection are crucial, and all stakeholders should agree in writing on what will be checked before inspections occur.
